Housing Differential Report (HDR)
The provision of an objective report outlining a “like for like” comparison between lower and higher cost location housing.
This report takes into account the “bricks and mortar” value as determined by professional valuers. It also reviews other criteria such as property location, style, age, environs, socio-economic factors, lifestyle support, proximity to facilities and recent “like” sales.
Report
Typically includes or considers:
- Collection of 2 or 3 sworn valuations.
- Average of the valuations forming a Current Market Value (CMV).
- Impact statement / disclosure statement.
- Building or pest report.
- Published market information and statistics plus local market research.
- Difference between the comparison value in the new location and the CMV.
- Suitable areas which compare as closely as possible to the departure location.
